Types of Building Regulations Application

Building Notice

Can only be used for works to domestic properties, but not for buildings containing flats with shared access. Recommended for minor internal works or simple extensions. With a Building Notice, all of the Building Control Charge is paid at time of deposit and attracts VAT

Full Plans application

Must be used for works to non-domestic buildings or buildings containing flats with shared access, but also recommended for new dwellings and larger more complex domestic extensions. With a Full plans application, the charge is usually split – with a plan deposit charge payable at time of deposit – with the site inspection charge being invoiced when works commence on site. VAT is applicable.

Regularisation

This is a retrospective application - for works that have either been either commenced or completed (without the benefit of Building Control approval).
The Regularisation charge is not subject to VAT – but attracts a surcharge of 30%

Making a Building Regulation application

After having decided what type of Building Regulation application best suits the work being proposed, you will need to download and complete the appropriate form.

You will then need to return the completed application form (together with any plans, structural calculations, technical specifications etc) to planning.department@sefton.gov.uk

For householder (domestic) applications, you will need to assess the appropriate charge – which can be found below

For any other work types – such as new housing or any works to non-domestic buildings, please email building@sefton.gov.uk and ask for a specific charge
